Yes, we are
talking about the Association—except that at Morbitzer Communities, we
see it as Asset Management. Viewing the Association as the Asset
ensures that the value of each unit owner’s investment is constantly
protected—and that all decisions (whether fiscal or judicial) are made
with a view to enhancing the Asset.

What
about Unit Owner Delinquencies?
There’s a
non-stop approach to this very difficult issue at Morbitzer. We have
found some different approaches to collection; we know that effective
collection must use a variety of techniques—applying each of those
techniques as they best suit the situation. Our staff is proactive in
their approach: we know that, in order to be effective on this issue,
we must be prompt to start the collection effort … consistent in
application of procedures … reactive to changes in the account …
watchful as we monitor the various events.
Why is the principal so available to the unit
owners?
I designed this company that way.
Prior to June
2003, my husband and I owned a major Property Management Company based
in Maitland (Orlando), Florida. In 2003, we sold our company to a
division of the Cendant Corporation: Coldwell Banker Commercial.
At our request, we retained a very few accounts, and moved to Daytona
Beach—with the precise intention of managing a small, selected group of
assets.
