Creativity? Asset Management?  I thought we were talking about managing the Association?

Yes, we are talking about the Association—except that at Morbitzer Communities, we see it as Asset Management.  Viewing the Association as the Asset ensures that the value of each unit owner’s investment is constantly protected—and that all decisions (whether fiscal or judicial) are made with a view to enhancing the Asset.

And, today, effective Asset Management takes on a whole new “look”.  Today’s tough economy, with double-digit unemployment, deflated property values, and the disappearance of mortgage sources forces managers to draw upon experience, in order to keep the Asset afloat.

Why can Morbitzer Communities handle this Asset (this Association) any differently than any other management company currently in the marketplace?

Because your Asset (the Association) is handled exclusively by the principal at Morbitzer Communities: Tina Morbitzer.  I am not passing your Association off to an employee of mine … I am not sending you a different manager every so often.  (Yes, I do have back-up staff:  that back-office of people who handle customer service requests, payables, receivables …)  But, on every point—whether you want to discuss collection issues … rule enforcement … drafting a difficult letter to an offending owner … understanding the Association’s financial health … or landscapers … or statutory language … or the preparation of the Agenda for the next meeting:  you are dealing with me.

What about Unit Owner Delinquencies?

There’s a non-stop approach to this very difficult issue at Morbitzer.  We have found some different approaches to collection; we know that effective collection must use a variety of techniques—applying each of those techniques as they best suit the situation.  Our staff is proactive in their approach:  we know that, in order to be effective on this issue, we must be prompt to start the collection effort … consistent in application of procedures … reactive to changes in the account … watchful as we monitor the various events.

Why is the principal so available to the unit owners?

I designed this company that way.

Prior to June 2003, my husband and I owned a major Property Management Company based in Maitland (Orlando), Florida.  In 2003, we sold our company to a division of the Cendant Corporation:  Coldwell Banker Commercial.  At our request, we retained a very few accounts, and moved to Daytona Beach—with the precise intention of managing a small, selected group of assets.

What background are you buying, when you bring Morbitzer to your Association?

You bring the depth of experience of two professionals:  Tom and Tina Morbitzer.  We ran our property management company successfully, enabling us to sell it to the largest real estate brokerage in the world.  You bring top-level problem-solving to your Association.  We find solutions—and offer proven suggestions (so that the Board of Directors can make decisions, without having to do research and investigation.)  We are skilled managers, who provide solutions for your consideration—and then, we implement those decisions.  We don’t pass your decisions off to others:  we deal with the matters, making sure that nothing is lost in the translation.
